Mould
Mould can cause serious health problems.
Do you or your family members have allergies, asthma, or other breathing conditions which may be more sensitive to mould. People with weakened immune systems and with chronic lung diseases are more at risk of mould infection particularly in their lungs.
A pre-purchase Mould & ID inspection should be undertaken as a precaution and should be done at the same time when requesting a building, pool barrier or asbestos inspection.
Mould is a single living cell organisms called fungi. It is potentially everywhere, both indoors and outdoors. Mould can grow indoors in wet or moist areas lacking adequate ventilation, including in walls, wallpaper, ceilings, bathroom tiles, carpets, insulation material and wood. If moisture accumulates in a building mould growth will often occur. Many different types of mould exist and all have the potential to cause serious health problems.
Asbestos
If your house was built or renovated before the mid-1980s, it is likely to contain asbestos building materials.
Types of materials include:-
- fibro sheeting
- water drainage and flue pipes
- roofing shingles
- guttering
- backing of vinyl sheet floor coverings.
In NSW, the use of asbestos was discontinued in all fibro sheets and products by the mid-1980s. The manufacture and use of asbestos products was banned nationally in Australia from 31 December 2003. If you do need to work with any material that may contain asbestos, always work so there is minimal dust or small particles released from the asbestos materials.
Only scientific testing of a sample of material by an accredited National Association of Testing Authorities (NATA) asbestos testing laboratory can confirm the presence of asbestos. Asbestos materials that are in good condition are unlikely to release asbestos fibres if left undisturbed. If you have asbestos materials and it’s in good condition, paint them and leave them alone.
