Pre-Sale
This inspection is ideal for those vendors who are about to put their biggest investment on the open market. You want to achieve the beast possible sales price for your property and eliminate any negotiation on the list price due to unforeseen repairs that could have been fixed a lot cheaper had they known.
By the owner requesting a pre-sales building inspection you eliminate any surprises and at least it gives you the chance to repair those items or add the cots of repair to the list price. This allows you room to negotiate while getting the price you wanted.
The report can be updated (additional cost) to reflect the repairs and may be used as a sales tool to enhance the sale.

Pre-Purchase
Note: A Pre-Purchase Building Inspection and written report is a visual inspection of the whole property based on what we can see on the day of inspection.
You the purchaser need to be informed of all the fault and defects that are ever-dent on the day of inspection so as you can make an informed decision whether you purchase or negotiate a purchase price.
You really need to know what you are buying so we strongly recommend an independent Pre-purchase building inspection report by a suitably qualified inspector prior exchange or make it a condition of the contract of sale.
Pre-Auction
Auction are cut and dry with no cooling off period as you exchange contracts on the day of auction if your successful so you need to be sure of what you might buy and how much you should pay based on the findings in the report good or bad.
